Baxter's Waterproofing and Air Barrier Specialists
Not a contractor sealing Baxter foundation walls at the damage point and calling it waterproofing. A foam-based moisture protection crew with the application expertise, commercial equipment, and building system knowledge to identify where moisture is actually entering, and stop it there.
Why Choose TCS
Why Choose Technical Construction Solutions for Waterproofing and Air Barriers in Baxter, MN?
Property owners and facility managers across Baxter frequently deal with recurring moisture issues because standard waterproofing usually only treats visible damage, rather than the actual entry point. Moisture infiltrates buildings through complex pathways, such as foundation transitions, penetrations, and pressure gaps, meaning an interior wet spot is often just the endpoint. Fixing the symptom without understanding how water is moving through the building envelope results in surface-level repairs that inevitably fail during the next freeze-thaw cycle.
Technical Construction Solutions (TCS) approaches waterproofing by identifying the root cause first. Founded by Freddy Lewis, who leverages 15 years of heavy construction experience, TCS operates on a strict protocol: full moisture pathway assessment first, system selection second, and application third.
Instead of slapping sealers on the wrong side of an interior wall, the TCS crew utilizes advanced foam and spray technology to address exterior entry points, ensuring water is stopped before it travels laterally or wicks up through wall assemblies.
If your Baxter property is struggling with recurring moisture infiltration, interior water damage, or previous waterproofing attempts that failed ahead of schedule, treating the actual source is the only permanent solution. Waterproofing Services in Baxter, MN
Below-Grade Foundation Waterproofing
For residential, commercial, and industrial structures across Baxter and the surrounding Crow Wing County area, below-grade foundation waterproofing stops moisture at the point where hydrostatic pressure, soil drainage, and freeze-thaw cycling create the most consistent stress on a foundation assembly.
Below-grade waterproofing on new construction starts with a spray-applied or sheet-applied membrane bonded to the foundation wall before backfill, combined with a drainage plane and protection board that keeps the membrane intact as soil settles and shifts through the freeze-thaw cycles Baxter properties experience every season. Getting those details right at the construction stage costs a fraction of what remediation costs after backfill is in place and moisture damage has started appearing on interior surfaces.
On existing structures where the foundation face requires excavation, this crew assesses the full perimeter before recommending whether full excavation is warranted or whether targeted sections address the active moisture entry points. The goal is the right scope for the actual problem, not the widest scope that fits a proposal.
Spray-Applied Foundation Waterproofing Membranes
For foundation walls that require continuous, fully adhered coverage across irregular surfaces, penetrations, and transitions, spray-applied waterproofing membranes deliver results that brush-applied sealers and sheet systems can't match on complex geometry.
A spray-applied membrane bonds directly to the substrate and cures into a seamless film across the full treated area, including wall-to-footing transitions, pipe penetrations, and corner details where sheet systems leave gaps and brush-applied products leave thin spots. In Baxter's climate, where freeze-thaw cycling stresses every material transition on a foundation wall repeatedly across each season, that continuity is what separates a system that holds from one that starts failing at the details within a few years.
This crew specifies membrane systems based on substrate condition, hydrostatic exposure, and climate performance requirements, not on what product is fastest to apply. A membrane applied correctly to a properly prepared surface lasts significantly longer than one applied quickly to a surface that wasn't ready to receive it.
Foundation Drainage and Moisture Management
Waterproofing membranes perform best when drainage is managed correctly at the foundation perimeter. A membrane holding water against it under sustained hydrostatic pressure faces a fundamentally different performance challenge than one with a properly graded drainage plane moving water away from the wall face.
For residential and commercial projects across Baxter, foundation drainage systems, perforated drain tile, drainage board, and properly graded backfill work alongside the waterproofing membrane to reduce the hydrostatic load on the wall and move water away from the foundation before it has sustained contact with the membrane surface. Addressing drainage and membrane together at the same time is significantly less expensive than going back to correct drainage after the membrane has already been stressed through multiple seasons.
Air Barriers & Foundation Moisture Control in Baxter, MN
A properly waterproofed foundation can still develop moisture problems if air infiltration is carrying humid soil air into the building assembly through gaps in the above-grade envelope. In Baxter, foundation moisture and air infiltration are connected problems, and addressing one without the other often produces results that don't hold through a full northern Minnesota winter.
How Air Infiltration Drives Foundation Moisture
Air moves through a building envelope from areas of high pressure to areas of low pressure. In a Baxter building during winter, the stack effect creates negative pressure at the lower levels, drawing outside air and soil air inward through every gap at the foundation-to-wall transition, rim joist, and below-grade wall penetration. That air carries moisture with it, and that moisture condenses on cold surfaces inside the wall assembly.
Spray Foam Air Sealing at the Foundation Level
Spray foam applied to the rim joist, the wall-to-foundation transition, and below-grade wall penetrations stops air movement at the building envelope plane. The foam bonds directly to framing and foundation material, fills irregular gaps that no other air sealing method addresses reliably, and provides insulation value at the rim joist, one of the highest heat-loss locations in a residential or commercial building envelope.
Spray-Applied Air Barriers for Commercial Buildings
For commercial construction and large renovation projects in the Baxter area, spray-applied air barrier systems deliver continuous, fully adhered coverage across the full wall assembly, including every penetration, joint, and structural transition where tape-detailed or sheet-applied systems leave gaps that air infiltration exploits.
Why Equipment Matters on Waterproofing and Air Barrier Projects
Spray-applied foundation membranes and air barrier systems require consistent output pressure, correct material temperature, and even film thickness across large, continuous surfaces to perform as specified. Equipment that can't maintain those variables produces thin spots and coverage gaps that fail at the points of highest moisture and air pressure stress, often within the first full freeze-thaw season.
TCS runs multiple dedicated spray rigs and operates a 44-foot commercial trailer built to transport membrane materials, foam, lifts, and application equipment for large-scale projects in a single mobilization.
"A general contractor working alongside TCS on a large commercial project near the Baxter corridor said afterward that TCS was the first specialty applicator on that job who arrived with equipment calibrated and material temperatures already managed, and moved straight into continuous application without a warm-up delay. The project ran on schedule from the first day."
Why Baxter Property Owners and Contractors Trust Technical Construction Solutions
15+ Years of Hands-On Construction Experience.
This company is led by someone who spent over a decade and a half on real construction projects, not reviewing specifications from an office. Foundation and building envelope moisture problems get diagnosed at the system level, not just the wall face where the damage is visible.
Full Moisture Pathway Assessment.
Every waterproofing project in Baxter starts with identifying where moisture is entering and how it's moving through the building assembly before a product or system is recommended. That sequence is what prevents the wrong treatment from being applied to the right building.
Foam and Spray Application Expertise Built In.
TCS was founded around foam and spray technology. The application discipline that produces consistent spray foam insulation results in Baxter carries directly into spray-applied foundation membranes and air barrier systems.
Equipment Capacity for Large Commercial Projects.
Multiple spray rigs and a 44-foot commercial trailer give TCS the material volume and operational readiness to complete large-scale waterproofing and air barrier projects in Baxter in a single mobilization, without supply delays.
Built for Northern Minnesota.
Every foundation waterproofing system and air barrier installation this crew specifies for Baxter properties accounts for freeze-thaw performance, hydrostatic pressure from snowmelt, stack-effect air infiltration, and central Minnesota moisture conditions.
Family-Built. Field-Proven.
Construction has been part of this company's foundation from the beginning. That history produces practical field judgment on every Baxter project, from initial moisture pathway assessment through final inspection.
Fair Pricing. No Shortcuts.
Every estimate reflects what the project actually requires: proper surface preparation, the right membrane system for that substrate and hydrostatic exposure, and application standards that meet product specifications. No padding, no skipping prep steps.
On Time. On Budget. Every Time.
Projects in Baxter finish on the schedule agreed to and within the budget outlined, so construction timelines stay intact and property owners aren't managing an open foundation through a weather window that keeps closing.

Great professional team at TCS Insulation & Coating of Fargo. Business offers concrete raising and insulation spray foam for house needs. Thank you.Posted on Google Bob WinsorTrustindex verifies that the original source of the review is Google. If Google allowed 10 stars I'd give them to TCS Insulation & Coatings! This is simply the best, and only, company you should consider for your spray foam insulation needs. I had my steel barn spray foamed by a different company. I was concerned about the low quality of that job. I have a wifi thermometer in the building and can watch the temperature closely. The temperature inside the building fluctuated almost exactly at the same time as the outside temperature. Clearly the foam was NOT insulating well. I contacted TCS and they came to inspect. They pointed out all of the many many problems with the foam. It was determined that ALL of that existing foam needed removal. The crew from TCS did an amazing job! This building is 40'x50' with 19' high sidewalls. A HUGE job! They worked so hard for many days. They then primed all of the now bare steel, and applied the new foam insulation. Now the temperature stays constant inside when the outside temp goes up and down. It's a huge difference! The workers were great to have around for over 2 weeks. Really nice and friendly. They feel like family now. I'm sure their arms and shoulders are still painful from this job. The building inspector was impressed with their work. The first picture shows only a tiny bit of the bad foam. This shows that the first company did not mix the foam correctly. That was only part of their problem.Posted on Google Samantha JonesTrustindex verifies that the original source of the review is Google. Spray foam insulation is an exceptional company.
